This project presented several unique challenges, requiring innovative solutions to meet both client expectations and local council requirements. Here’s how we successfully navigated these obstacles to deliver a high-quality, cost-effective industrial facility.
The local council’s policy mandated dark brown or dark green cladding to blend with the natural surroundings. However, the client wanted the building to reflect their brand identity with cream and orange tones.
To resolve this, we presented data to the council demonstrating how dark-coloured metal cladding increases heat absorption, leading to higher energy costs for cooling the factory interior. This evidence allowed us to secure approval for the client’s preferred light cream cladding, achieving both aesthetic and energy-efficient outcomes.
Council regulations required rainwater gutters at the eaves level, with downpipes attached to the building’s brick or blockwork. However, our design featured a continuous roof extending from the apex to ground level, with gutters at ground level. This posed a challenge: separating “clean” rainwater from the roof from “soiled” runoff from the road.
Our solution was to construct the factory on a low platform, effectively isolating the two water sources. This innovative approach complied with regulations while maintaining the integrity of our design.
Located in the open, flat landscapes of northern England, the site was exposed to high-velocity winds. To address this, we used excavated earth from the foundations to create landscaped “hills” on the northern and western boundaries of the site. These mounds were planted with trees and bushes, reducing wind impact on the building and lowering heating requirements during winter.
This strategy not only improved energy efficiency but also eliminated the need to remove debris from the site, saving both time and costs.
Despite a minor design modification during construction, the project was completed on schedule and only £400 over the £3.6 million budget—a testament to our meticulous planning and resource management.
